<br />Wood replied that if would not affect that property. <br /> <br />Lipton asked what city services do they currently have on the property. <br /> <br />Wood stated he did not know which city services they had on the property. <br /> <br />Tom McAvinew asked if they would be required to connect to the city sewer sanitation system. <br /> <br />Wood replied that they would need to connect to the city services. <br /> <br />Applicant Presentation: Rick Hurley, Interwest Development LLC, 4750 Table Mesa Drive, Boulder, <br />CO. Hurley stated that Linda Slavec and Donna Schreiter, sisters, are the owners of the 1.57 acre <br />property. They are requesting that this parcel be annexed into the City and zoned SF-MD. The <br />application is proposed to have five (5) homes on the property. The property currently includes three <br />single-family residences and associated outbuildings and one freestanding shop building. They propose <br />to raze the freestanding shop building and the two existing homes on Spruce Street. The SF-MD <br />zoning would allow for two homes along Pine Street and three residences along Spruce Street. The <br />homes with access to Pine Street would include the existing residence located at 201 Pine Street and a <br />second new home between 201 Pine St. and the Treehaven Subdivision. They propose to dedicate to <br />the City of Louisville the Spruce Street right-of-way; currently it is part of the subject property. <br /> <br />Hurley reported that 2 neighborhood meeting had been held by the applicants on October 19, 2000 and <br />April 26, 2001. The meetings were attended by 8 – 15 people and there were no negative comments <br />regarding the proposed annexation. Several participants stated that they would support the <br />redevelopment of the subject property as proposed. <br /> <br />Members of the Public: None. <br /> <br />Staff Summary and Recommendation: Staff recommends approval of the zoning request for Single <br />Family – Medium Density (SF-MD). <br /> <br />Commission Questions: <br /> <br />McDermott asked if the residence at 201 Spruce would remain a duplex. <br /> <br />Hurley replied no. <br /> <br />Public Hearing Closed Commission Comments: Lipton closed the Public Hearing and asked for <br />Commission comments. <br /> <br />Lipton expressed a concern with the number homes that are being planned and suggested that they <br />consider reducing the number to four (4) homes. <br /> <br />Leh moved the approval of Resolution 27, Series, a zoning of Single Family – Medium Density (SF- <br />MD), for the proposed annexation of the Schreiter/Slavec property, on the north side of Pine Street, <br />opposite Johnson Ave. to the south.
