<br /> <br />The proposed setback on the PUD reflect compliance with the SF-LD zone district which has a minimum lot <br />size of one-half acre, which is a larger lot size than the 18,000 SF lots approved. The applicant is requesting <br />the following setbacks: <br /> Lots 1-5 <br /> Front Yard Setback 30 feet <br /> Rear Yard Setback 25 feet <br /> Side Yard Setback (single) 20 feet <br /> Side Yard Setback (combined) 40 feet <br /> Interior Yard Setback for accessory uses 15 feet <br /> Lots 6-8 <br /> Front Yard Setback 40 feet <br /> Rear Yard Setback 25 feet <br /> Side Yard Setback (single) 20 feet <br /> Side Yard Setback (combined) 40 feet <br /> Interior Yard Setback for accessory uses 15 feet <br /> Homestead Lot (for potential new structure on Homestead Lot) <br /> Front Yard Setback 40 feet <br /> Rear Yard Setback 25 feet <br /> Side Yard Setback (single) 20 feet <br /> Side Yard Setback (combined) 40 feet <br /> Interior Yard Setback for accessory Uses 15 feet <br />Staff supports the requested setbacks without amendment. <br /> <br />The applicant is also requesting a relief from the maximum building height of 27’ for a maximum of 31’, to <br />incorporate a proportional pitch to the roof consistent with the architecture of the home. Staff supports the <br />height variance. <br /> <br />Staff recommends approval of the final subdivision plat and PUD development plan with three conditions as <br />outlined in Resolution No. 33, Series 2001. <br /> <br />Commission Questions: <br /> <br />Kalish thanked the staff for including the Phase I Environmental Site Assessment. <br /> <br />Applicant Presentation: <br /> <br />Stephen Sparn, representing Fischer Farms and JoBelle Fischer, stated they are requesting approval of the <br />Final PUD and Final Subdivision Plat. He reported to have five (5) areas of discussion: 1) grading; 2) <br />setback; 3) fencing; 4) height limitations and 5) tree maintenance. <br /> <br /> <br />They have worked hard to achieve the park setting and worked very close with Craig Kitzman of the Public <br />Works Department and Dave Sexton of the Parks Department. <br /> <br />Sparn reported that the request for the change in the setback for Lots 1-5 is to accomplish two things: 1) <br />the lots have a sloping bank in the back yards and by keeping the house closer to the front yard setback, the <br />homeowner can have a more functional back yard; and 2) by pushing the homes close to the front yards <br />allows the effective height of be approximately 1’-6” lower due to grading considerations. <br /> <br />4 <br /> <br />
