<br /> Resolution No. 32, Series 2001, <br /> Final PUD development plan for a 22,000 SF light <br />industrial building, United Refrigeration, Lot 9, Block 1, Business Center at CTC, on the <br />north side of Arthur Ave., approximately 300 feet west of Taylor Ave. Case #01-017-FP. <br /> <br /> <br /> <br />Applicant: LaRock Associates, Gregory J. LaRock <br /> <br /> <br /> <br />Owner: United Refrigeration <br /> <br />Public Notice Verification: Ken Johnstone, Principal Planner, reported that public notice was properly <br />served having been published in the Daily Camera, posted in City Hall and mailed to the surrounding <br />property owners. <br /> <br />Staff Report of Facts and Issues: Johnstone reported that the applicant is requesting a final PUD <br />development plan for United Refrigeration, located at Lot 9, Block 1, The Business Center at CTC, <br />Replat 1, on the north side of Arthur Avenue, approximately 300 feet east of Taylor Avenue. The <br />property is zoned PC-I as part of the Business Center at CTC General Development Plan (Plan). The <br />City’s Industrial Development Design Standards and Guidelines (IDDSG) apply to this development <br />application. <br /> <br />The building is situated to the extreme rear of the lot. Based on the deep narrow shape of the lot, this <br />location makes for the most efficient building. Truck loading doors are proposed on the front (street) <br />side of the building. The loading doors have been recessed into the front wall plane to provide partial <br />structural screening of the areas. The building is also set back over 200 feet from the street, well out of <br />the public zone portion of the lot. Based on that, Staff has supported the location and find it complies <br />with the intent of the IDDSG. <br /> <br />Forty-four parking spaces are proposed, which is right at the minimum requirement of 2:1000 as <br />established in the IDDSG. <br /> <br />Landscape coverage meets the City required minimum of 25 percent, at 29 percent. <br /> <br />The applicant proposes two signs: one wall and one ground-mounted. The wall-mounted sign is <br />proposed as an internally illuminated cabinet sign. The IDDSG do not allow illuminated wall signs and <br />we have generally encouraged individual letters. <br /> <br />The proposal, with conditions as outlined in the Staff Report, complies with the Industrial <br />Development Design Standards and Guidelines. Staff is recommending approval with six (6) <br />conditions. <br /> <br />Commission Questions: None. <br /> <br />Applicant Presentation: Greg LaRock, 821 Acoma St., Suite #200, Denver, CO.
