<br />of approval. Commissioner Klahn suggested that this item be continued. Mr. Braun does not <br />want to see this project delayed. He expressed his concerns regarding the fact that this is a new <br />section of The Park and that Staff is taking considerable liberties in deciding to what level the <br />original PUD was approved for the Park at CTC. There is not a final draft of design guidelines <br />for applicants to abide by which has presented many problems. <br /> <br />Public Comments: <br /> <br />None. <br /> <br />Commission Questions: <br /> <br />Commissioner Lipton does not feel that his expectations have been met at this point. He was <br />under the impression that this was going to be more of a mixed use environment. Commissioner <br />Lipton is mostly concerned with the long walls that need to be treated to make it look less like a <br />warehouse facility. <br /> <br />Commissioner Klahn would like to add that she is uncomfortable disregarding three pages of staff <br />recommendations because the applicant believes that they have extreme circumstances. Most of <br />the conditions are small issues that could simply be worked out . <br /> <br />Commissioner Solek’s biggest issue is the architectural treatment of this building particularly <br />along Cherry Street. This is the entry piece of this business park and to start out with a statement <br />of a blank wall along one of the major streets is not a good precedent to set. <br /> <br />Commissioner Pritchard would strongly advise that the applicant work with Staff to resolve this <br />matter. <br /> <br />Commissioner Van Nostrand is also uncomfortable with the large wall. He was also under the <br />impression that there would be a significant upgrade from what is currently placed in CTC. He <br />would like to see upgraded materials used. <br /> <br />Applicant Comments: <br /> <br />Mr. Braun agrees that most of the conditions are relatively on the small scale. He is concerned <br />with the landscaping issues which he doesn’t feel should be able to defeat this project and the <br />concern that it looks too much like a warehouse project. Mr. Braun offered as a possible <br />suggestion that only Phase I be approved tonight and allow the applicant to work with Staff more <br />realistically on Phase II. Mr. Braun proceeded to agree with all of the conditions recommended <br />by Staff for Phase I that he had previously disagreed with, accept for Condition No. 15, which <br />relates to lighting of 400 watts and light poles. <br /> <br />Commission Discussion: <br /> <br /> 9 <br /> <br />
