Mr. Wood feels confident that Staff will be able to package this application for City Council so that
they will not have to act as the Planning Commission on August 3. Staff would like direction on the
signage at this time and then they will be able to take it to City Council.

Mr. Wood went over all of the Conditions with the Planning Commissioners and explained how
many of them were either combined or have already been taken care of.

Commissioner Pritchard asked what the Cities position was on the current drainage.

Craig Kitzman stated that the design of the pond is acceptable from the shape and the volume and
the release rates are there. It works.

The only area that the Planning Commissioners are concerned about is the signage. Most of the
other conditions can be worked out.

Mr. Stratton responded that they would be prepared to bring it back to the Planning Commission. If
they receive some direction they would be able to come up with a signage plan that would be
acceptable. They are in search of direction and will come forth with the signage.

Commissioner Lipton asked if they were going to approve a monument sign for the Comfort Inn, on
who’s PUD would they approve it on. On this PUD or the Comfort Inn as an amendment. Mr.
Wood stated that it would be on this PUD because it is on this PUD.

Lipton asked if they wanted to approve a change of signage for the Comfort Inn building they would
have to come in and request a change to their own PUD. Mr. Wood stated that was correct.

Staff Summary:

Mr. Ranu stated that the Staff is recommending approval with conditions in Resolution No. 32. Staff
feels that this is a good project even though there are a lot of conditions, many of which are minor
tracking issues.

Applicant Summary:

Mr. Stratton stated that they are hopeful that the Planning Commission will give them approval at
this time. There are tenants waiting and financing that is on the line. They feel that they have done
what they said they would do in the past and will continue to do so.

Mr. Junge stated that there are really only 5 conditions with a couple of sub-pieces attached.

Public Hearing Closed/Commission Comment/Vote:

Commissioner Lipton recognizes that many of these conditions are just housekeeping. He does not
feel that the PC would need to see this again.

6
