<br />Ken Johnstone stated that the applicant has made some significant changes to the <br />application and therefore a new referral has been sent out. <br /> <br /> <br />B. Resolution No. 48, Series 1999, Garden Path Subdivision (Extension of <br />Christopher Plaza) 1.87 Acres located on the west side of Highway 42, <br />approximately 300 feet north of South Boulder Road. Preliminary PUD <br />Development Plan and Subdivision Plat for office space. <br /> <br />Staff Public Notice Certification: <br /> <br />Paul Wood, Director of Planning, certified that public notice was published in the Daily Camera <br />on Sunday October 24, 1999, posted in City Hall and mailed to surrounding property owners on <br />Friday, October 23, 1999. All Planning Commissioners verified that they were familiar with the <br />site. <br /> <br />Staff Report of Facts and Issues: <br /> <br />Mr. Wood presented the details of this matter as stated in the Staff report. <br /> <br />Commission Questions: <br /> <br />Commissioner Lipton asked how far from the sewer line the ditch would go. Mr. Wood stated <br />that it would be centered within Tract A. <br /> <br />Applicant Presentation: <br /> <br />Erik Hartronft of Hartronft Fauri Architects, 801 Main Street, Louisville. Open Space dedication. <br /> Possible trails. Cash-in-lieu Ditch Easement depends on what is done with the property. <br />Prescriptive easement. Item #1 dedicaiton of tract a approve in 1994. Never filed still a good <br />idea. Option A open space dedication and work with city and ditch company. B no open space <br />only. Have contacted Colorado Dept of transportation. Additional signage of right-in right-out. <br />Owner working with Norwest. #6 back to #1 can work out with ditch company. #7 did not <br />include tract a. Pakring ratios and phase one and phase two – same owner – no need. Traffic <br />circulation is 25-30 trips per hour – rather insignificant.
