Regular Business: <br /> <br />st <br /> <br />A.Resolution No. 52, Series 1999, Lots 6 and 10, Block 3, CTC, 1 Filing, Preliminary <br />PUD and Preliminary Subdivision Replat to construct 3 speculative industrial <br />buildings on 3 lots totaling 5 acres. <br /> <br />Staff Public Notice Certification: <br /> <br />Kenneth Johnstone, Principal Planner, certified that public notice was published in the Daily Camera <br />on Sunday October 24, and mailed to surrounding property owners on Friday, October 22, 1999. All <br />Planning Commissioners verified that they were familiar with the site. <br /> <br />Staff Report and Facts and Issues: <br /> <br />Mr. Johnstone presented the details of this matter as stated in the staff report. <br /> <br />Commission Questions: <br /> <br />Commissioner Solek asked about the landscaping in the detention pond and wanted to know if they <br />have had particular problems with the Plains Cottonwood trees. <br /> <br />Mr. Johnstone stated that he did not have a specific example of the Plains Cottonwoods causing <br />problems. However, the larger trees that shed branches could potentially clog the outlet structures. <br /> <br />Applicant Presentation: <br /> <br />Terry O’Connor, 287 Century Circle, Louisville. Mr. O’Connor stated that they are basically in <br />agreement with the conditions except for No. 3. There would be a serious hardship having a 15-foot <br />easement on either side of a storm sewer. They believe that they will be able to resolve this issue with <br />Staff. <br /> <br />Members of the Public: <br /> <br />None. <br /> <br />Commission Questions: <br /> <br />Commissioner Thompson asked how they proposed to work with staff on Condition No. 3. Mr. <br />O’Connor hopes to convince Staff that 30 feet is not needed to maintain an 18-inch pipe. If not, they <br />are proposing that they will maintain the storm sewer themselves. <br /> <br />Mr. Kitzman, City Engineer, added that there is about 9 feet of clear distance from the edge of the <br />building to the storm sewer pipe. Staff is concerned that it is a metal pipe and they will have to <br />maintain it in the future. They do not want to hit the building with a backhoe. <br /> <br /> <br /> 2 <br /> <br />
