Approved – September 18, 2003
Handbook has not been used during the design phase of this project.

Commission Questions to Staff and Applicant:
McAvinew to Love: What does the DBA think of the design.
Love: The DBA is pleased with the design and would repeat that the design has changed since the first
time they saw the project.

McDermott to Love: Compared to the office across the street from her office and the offices on Front
St. what are her thoughts of the building design.
Love: The design of the building for Moffitt Buildings on Main St. are more appropriate then what is
on Front St. The Front St. offices would not be appropriate on Main St.

Staff Summary and Recommendation:
None.

Applicant Summary:
Meade reminded the Commission that it has been a difficult process to find compatible materials for the
scale of the project as it relates to other structures in the downtown area. They have brought to the
Commission this evening the best of all the options they reviewed.

Lipton: Discussed with Meade his concerns of the roofline on the south building. Feels that the 40’
length needs to be broken up.

Kalish: Discussed with Lipton the possibility of a dormer but concluded that it would not be appropriate
for the rest of the design.

Robson: Discussed with Meade the difference between the model that Meade had provided for the
evening and the display board. His specific concern was the planters located in the front of the buildings
and the materials proposed. Meade clarified that the display board / drawings were the most accurate.

Lipton: Discussed the possibility of modifying the proposed materials. Meade does not support the
introduction of another material type to the front of the building.

Lipton: Discussed the use of shutters on the south building. Meade expressed the concern that adding a
design element that is not functional would detour from the overall appeal of the buildings.

Additional comments from the Public:
Sherri Levine, 641 Main Street, stated that she welcomes the new buildings to her neighborhood.

Don Fleming, 601 ½ Main St., expressed that the proposed project reminds him of the buildings located
in the south end of Longmont. He also reminded the Commissioners that he feels that the additional
traffic in the alley will cause problems with access to his garage.

Public Hearing Closed Commission Comments:
Loo: Supports the project and thinks it will work well in the downtown area.

8
