address and to limit their time to 3 minutes. He again started with those names from the previous
public hearing.

Nancy Love – not present.

Kurt Firnhaber, 984 Arapahoe Cr., Louisville expressed support for the application, with the
following bases: the proposal helps regional traffic; housing; and density benefits elderly and low-
income groups. Firnhaber encouraged to Commission to look at the proposals very carefully
because the “use by right” development of the site is a traffic nightmare.

Tom Hogue, 108 West Cannon, Lafayette expressed interested the concept and the inclusion of
the Arts Village and the fact that this would be an excellent location to provide an 800 seat music
theater and a 400 seat drama theater. The location provides the walk ability to an arts center and
the height of 120 feet would allow for the building of the kind of facility needed for the center.

Bill Van Orman – not present.

Dave Clabots, 725 Lincoln Ave., Louisville expressed concern with the amount of traffic. The
addition of 2500 cars each AM/PM will only add to the existing congestion. He also stated that
we cannot count of RTD’s FastTrack proposal to help with any transportation concerns in the
immediate future.

Marlyn Crider, 9355 Paradise Lane, Louisville thanked everyone that had spoken and the
concerns that they had expressed, emphasizing that the proposal is isolated. She asked the
Commission to consider every aspect of the project before making any decisions.

Betty Solek, 725 Lincoln, Louisville stated that she had attended the open house held by STK and
she can see both sides. She expressed concern about the following: a) the disadvantages of the
project outweigh the advantages; b) transit access to the site is difficult; c) the access to
downtown Louisville will be limited; d) the ‘main’ street concept causes her to ask, ‘why do we
need another Main St.’ and e) sales tax impact on downtown.

John Leary, 1116 Lafarge Ave., Louisville continued from his earlier comments with: 1) the
residential will not pay for itself; 2) requested that the Commission read his printed statement for
details of the things he has addressed; and 3) requested that the Commission deny the
Comprehensive Plan Amendment based on maximum benefit to the City, not net benefit.

Ty Gee, 253 Hoover Ct., Louisville continued from his earlier comments by requesting that the
Commission make their decision on community input not on just what STK presents. He
cautioned the Commission to consider the development proposal on terms that will keep the
downtown area of Louisville viable.

Laus requested to address the Commission. She clarified the assessed value of $38.5M for STK
included a large amount of personal property, in addition to real property.

Lipton requested a 10-minute break at 7:50 PM.

6
