<br />Commission Questions of Applicant: <br /> <br />Lipton called the meeting back to order at 8:00 PM and asked for Commission questions of the <br />applicant. <br /> <br />The following STK representative replied to various questions: <br /> Sean J. Connellan, VP, Corporate Shared Services, STK <br /> Carl Worthington, Principal, Oz Architecture <br /> Ray Pittman, Project Team Coordinator, Catellus Development Corp. <br /> John Durham, Norris Dullea <br /> <br /> <br />Robson addressed his questions to Worthington. He expressed concern with the transit plan for <br />the site. He requested that Worthington share more on how to make things work, specifically <br />from the core area of the project to the current Park-N-Ride system. <br />Worthington stated that he had attempted to discuss those issues with Debra Baskett of the US 36 <br />TMO. He continued by stating that the clustering within the development makes it a walkable <br />development through the use of bikeways and pedestrian paths and the possibility of a shuttle <br />service. He reminded the Commission that commercial generates 2-3 times more traffic than <br />residential or mixed-use. <br /> <br />Robson discussed the distance that the RTD site is from the proposed development and the <br />difficulty that the majority of the pedestrian traffic would have walking to the location. He asked <br />if the project was willing to pay for some type of shuttle service similar to the Zip at Flatirons. <br />Pittman confirmed that they had not gotten to that level of detail with the proposal but he <br />reassured the Commission that it would be part of their ongoing discussions and expressed some <br />willingness to participate financially in those type of services. <br /> <br />Robson recognizes that the current Comprehensive Plan Amendment allows several uses and <br />asked if the 80-acre annexation and zoning request is the driving force behind the amendment. <br />Worthington stated that the 80-acres is being used to create a connection to the total area. <br /> <br />Robson asked Pittman if they had run their financial analyses on the 310 acres vs. the 390 acres. <br />Pittman stated that the reports were done only on the 390 acres. <br /> <br />Pritchard asked how many rooftops are needed to support the retail that they are proposing and <br />for the justification of the market base. <br />Pittman stated that the retail would be support by an area of 3-5 miles and not just the <br />development. <br /> <br />Pritchard requested information on the type of retail they are considering. <br />Pittman stated there had been interest from an electronic retail store that offers deep discounts <br />and numerous others such as dry-cleaners, florist, large format retailers that would have the <br />potential of generating $100-150K per SF and an organic grocery store. <br /> <br />Pritchard discussed the transportation element and how it is specifically tied into the currently <br />available system. How do you get from downtown Louisville to STK? <br />Worthington stated that the key element would be a local/regional bus system. They plan to work <br /> <br />7 <br /> <br />
