Nell Schoeler, STK, requested that a letter prepared by STK be entered into record. The letter
addressed the reasons behind the STK request for 1,080 units of residential.

Wood requested that an email from Tom Hogue also be entered into record.

McDermott moved and Pritchard seconded that the two correspondences be entered into record.
Motion passed unanimously by voice vote.

Lipton requested of the Commission members that at the end of meeting that they be able to: 1)
develop a detailed list of concerns and documents that they still need either from Staff or the
applicant and 2) discuss how the Commission wishes to proceed with the review process so the
case can be brought to closure.

Lipton stated that it was his desire or goal to get through the review by STK of the remaining
Districts for the STK project. He then requested for the STK presentation.

Carl Worthington, Oz Architecture, representing STK, clarified for the Planning Commission the
documents that he would be referencing during the discussion.

1.The 11 X 17 document on pages 1-7 contains the official sections of the GDP while pages
8-14 provide other details that support the first seven pages. The date of 10/7/03 appears
on the cover sheet.

2.The 8½ X 11 document, which is dated 10/28/03 is a copy of the power point
presentation that has been used during previous meetings as well as for this meeting. It is
a simplified version of the GDP.

Worthington reviewed the 7 districts by name:

1.Retail Village

2.Retail / Commercial / High-tech

3.Live / Work Core Area

4.Commercial Office District #4

5.Residential

6.Senior Residential

7.Hospital / Residential – Commercial Office District #3

Commissioner Tom McAvinew requested that the applicant use only the names as used in the
printed document and not some other abbreviated name.

Worthington stated that he would continue with his discussion at the point where they left-off last
week.

Worthington continued by pointing out the similarities of the 53.7 acres on the STK site with the
Old Town Area of Louisville. The major points he detailed were:

1.Both have a grid street system

2.Patio / clustered style home for small and multi-family use

3
