APPROVED

September 14, 2004

Pritchard:
Have not addressed utilization of space. Problem with parking on Canyon. Where are
those cars going to be parked with the new project? Difficult to compare the shop the down the
street with this site. Support continuance to have time to review what was done with the other
site.

Lipton:
Support the statements from Kalish. If done well the site and use can be compatible to
HWY 42. Suggest continuance to have resolution on parking issues. Revised plan to act
affordably on.

McAvinew:
Merits further consideration. Support continuance.

Loo:
Support continuance. Will all the additional landscaping reduce the visibility of the
business?

Deborski:
Support continuance in order to evaluate parking and find other/similar businesses.
Look at the long term for the next use of this building and the parking that might be needed.
Written agreement for shared parking.

Pritchard:
Request staff to follow-up with the applicant to find out what other shops are required
to have for parking.

McDermott: What action are we asking staff to come back with? We need specific goals for the
staff to address.

Motion to continue to the next regularly scheduled meeting of July 13, 2004 by McDermott,
Pritchard seconded.

Motion discussion. Commissioners discussed the conditions of approval identified in Resolution
No. 16, Series 2004 and requested staff to resolve with the applicant the following points before
the next hearing.

1)Apply the same parking criteria as the recently approved auto body shop to this auto body
shop portion of the application.

2)Identify parking criteria for a muffler shop.

3)Build in a parking requirement stipulation for the next use.

4)Shared parking agreement written.

5)Evidence of noise and traffic impact.

Roll Call Vote:
Deborski, Yes; McDermott, Yes; McAvinew, Yes; Kalish, Yes; Loo, Yes; Pritchard, Yes; and
Lipton, Yes.
