Mailed to the <br />surrounding property owners and posted in City Hall on July 23, 2004. <br /> <br />Staff Report of Facts and Issues: Kenneth Johnstone, Principal Planner and case manager <br />presented the following summary: <br />Current request is for a special review use for a coffee shop to be located in an industrial <br /> <br /> <br />zone district. <br />Original PUD approved by City Council in March 2001 for two sites / buildings to <br /> <br /> <br />function independently, but also, in combination to allow office / R&D space in the two- <br />story building and more light industrial in the single-story building. <br />Scope of proposed business is summarized in the applicant’s written documents. <br /> <br /> <br />Hours of operation are 6:00 am to 4:00 pm with the peak hours anticipated to be 7:00 to <br /> <br /> <br />9:00 am and over the lunch hour. <br />Occupy 1,000 SF of space in a 26,690 SF building located at 168 CTC Blvd, Lot 5, Block <br /> <br /> <br />4, Business Center at CTC Replat D. <br />Applicant provided a parking summary. <br /> <br /> <br />Signage is proposed at 15 SF at the building entry, non-illuminated and complies with the <br /> <br /> <br />Industrial Development Design Standards and Guidelines (IDDSG). <br />Reviewed under the Special Review Use Criteria and staff finds the proposal meets the <br /> <br /> <br />SRU criteria. <br />Staff recommends approval of Resolution No. 19, Series 2004 without conditions. <br /> <br /> <br /> <br />Commission Questions of Staff: None heard. <br /> <br />Applicant Presentation: Jerry Moore, 5757 Central Ave, #110, Boulder provided no formal <br />presentation but did request questions from Commissioners. <br /> <br />Commission Questions of Applicant: None heard. <br /> <br />Members of the Public: None heard. <br /> <br />Staff and Applicant Summary and Recommendation: Staff recommends approval.
