APPROVED – <br />11/09/2004 <br />Public Notice Certification: Published in the Daily Camera on October 6, 2004. Posted in City <br />Hall and mailed to the surrounding property owners on October 5, 2004. <br /> <br />Conflict of Interest and Disclosure: None <br /> <br />Staff Report of Facts and Issues: Kenneth Johnstone, Principal Planner and case manager <br />presented the following summary: <br /> <br /> <br />Property is located at 413 S. Arthur Ave, at the northwest corner of S. Arthur Ave and <br />Cherry St. in the Business Center at CTC. <br /> <br /> <br />The applicant is requesting authorization for a final PUD development plan for a <br />15,000 SF single-story warehouse building. <br /> <br /> <br />Property was previously approved as a final PUD for an office / warehouse flex <br />building but it has been longer than 3 years since that approval, so it has lapsed. <br /> <br /> <br />The PUD is to be reviewed against the City’s Industrial Development Design <br />Standards and Guidelines (IDDSG). <br /> <br /> <br />The IDDSG require a minimum parking ratio of 2 spaces per 1,000 SF, which is <br />being slightly exceeded with 32 spaces. All spaces meet standard IDDSG <br />dimensional standards. <br /> <br /> <br />The building is designed to have many similarities to the existing Sounds True <br />building to the south as well as the building to the southeast, which also looks very <br />similar to the original Sounds True building. <br /> <br /> <br />Staff is recommending approval of the application, with the following minor <br />conditions: <br /> <br />1)It should be noted on the PUD plans that the retaining wall material will match <br />or complement building materials, subject to staff review and approval through <br />the building permit process. <br /> <br />2)It should be noted on the PUD plans that the two light poles proposed within the <br />NCWCD shall be eliminated unless written approval for the locations is granted <br />from the District. If eliminated, the applicant shall demonstrate that adequate <br />lighting still exists for that portion of the parking lot and loading area; and, if <br />not, that additional lighting shall be provided. <br /> <br />Commission Questions: <br />Lipton inquired if a sidewalk is located on the property and the availability of bicycle racks. <br /> <br />Johnstone confirmed the location the sidewalk and stated that the applicant would need to <br />address the question regarding bicycle racks. <br /> <br />Applicant Presentation: Bob Van Pelt, 4141 Arapahoe, Boulder, CO of RVP Architecture <br />representing the applicant confirmed the location of the bicycle rack and provided no formal <br />presentation but requested questions from the Commission. <br /> <br />Members of the Public: None heard. <br /> <br />Commission Questions: <br />McDermott asked how soon they planned to start construction. <br />2 <br /> <br /> <br />
