APPROVED – MARCH 10, 2005 <br /> <br />Lipton suggested that a condition be added to make that correction prior to City Council. <br /> <br />Public Hearing Closed Commission Comments: <br />Deborski stated he is comfortable with the new building orientation and supports the application. <br /> <br />McAvinew stated he is pleased with the project and thanked the applicant for the additional work <br />in changing the orientation of the building. <br /> <br />Lipton stated that he supports the application. <br /> <br />Pritchard stated that he supports the application. <br /> <br />Loo stated that she supports the application and thanked the applicant for the additional work on <br />the landscape plan. <br /> <br />Sheets stated that she supports the application and likes the revised orientation of the building. <br /> <br />McAvinew moved and Pritchard seconded a motion to approve a final subdivision plat and final <br />PUD development plan for Louisville Plaza Filing number three including a 3,400 SF retail <br />building (Lehrer’s Flowers) and a 2,700 SF auto service building (Jiffy Lube) with the following <br />six conditions: <br /> <br />1.The staff signature block and fire hydrant details shall be removed from the Utility <br />Service Plan sheet. <br /> <br />2.The parking lot pole light fixtures shall be reduced to a maximum height of 24 feet as <br />measured from finished grade and the illumination of said fixtures shall be reduced to <br />250 watts. <br /> <br />3.A metal canopy shall be added over the southernmost overhead door on the east building <br />elevation. <br /> <br />4.The window glazing on the Jiffy Lube building shall have a light tint added to soften the <br />visibility of the internal auto service activities. <br /> <br />5.A phasing plan sheet shall be added to the PUD plan sheets, which illustrates the extent <br />of required site improvements on Lot 1 in the event Lot 2 develops before Lot 1. The <br />required site improvements shall be as outlined in the Staff Report dated February 10, <br />2005. <br /> <br />6.The required shared access easement between Lot 6, Louisville Plaza Filing No. 2 (to the <br />east) and these lots shall be visually depicted on the Louisville Plaza Filing No. 3 <br />Subdivision Plat. <br /> <br />Lipton proposed a friendly amendment to add a seventh condition: <br />The Signage Plan and Details Sheet (A3.2) shall be revised to reflect the revised site plan and <br />building orientation. <br /> <br />McAvinew and Pritchard accepted the friendly amendment. <br /> <br />3 <br /> <br /> <br />
