Planning Commission
Meeting Minutes
August 14, 2014
Moline asks about the Conservation Easement and who owns the easement. Was it done as
part of the platting? Is sign in easement allowed to be there?
Russ says the City of Louisville. It is not mutually shared with Boulder County. The sign is
allowed with City Council direction. It is not allowed based on the current Conservation
Easement, hence the reason for the vacation.
Tengler asks about the east elevation and west elevation, west side of Heated Storage. Why
were the openings not installed on the inside instead of the outside regarding access.
Russ answers they are drive - through doors, so there are doors on both sides of the building.
Rice asks about waiver of 10% outside storage. What is the waiver they are seeking? Is waiver
open ended? What percentage of the SF will the outdoor storage consist of with the waiver.
Russ says the intent of the IDDSG is to have no open outdoor storage in industrial district.
Outdoor storage is shown in two areas, materials bins approximately 11,000 SF which is 2% of
site, parking area behind the Administration building is included in storage which is 25%
storage. Regarding IDDSG, anything above 10% must form and function with the site. Vehicle
portion of this matches the maintenance facility needs and is consistent with the intent of the
IDDSG. Materials storage is 2 %. Vehicle storage gets it up to 25 %.
Rice asks about sign variance regarding the logo placed on the building. What is the variance?
Russ says it's the City logo and is considerably larger than normally seen. There is no text, just
the City logo. Staff thinks it complements the architecture of the wing wall where it will be
located. It is acceptable with landscape and setbacks.
Pritchard has no questions.
Applicant Presentation:
RNL Architects, Tom Wiener, 1050 17th Street, Suite A200, Denver, CO 80265 presents from
Power Point.
Design boards and material boards submitted, motion by Moline, seconded by Tengler,
accepted by voice vote.
• Main function of facility is to maintain City's operations for Public Works and Parks
Departments and Facility Maintenance.
