This Floodplain Development <br />Letter provides an outline of the existing and proposed site conditions, and guidelines to <br />floodproof the facility up to a minimum of one foot above the 100 -year flood elevation. The <br />following items are included as attachments to this letter: Hydraulic Loading Calculations, <br />portion of the FEMA Flood Insurance Rate Map and a Floodplain Development Permit Exhibit <br />(Exhibit -1) showing flood elevation limits and corresponding finish floor elevations. <br />Existing Site Conditions <br />The 1.54 acre site is located in the southeast 1/4 of Section 8, Township 1 South, Range 69 West <br />of the 6th P.M., City of Louisville, County of Boulder, State of Colorado. The subject property <br />consists of two adjacent properties under separate ownership. The northern property includes the <br />existing historic grain elevator and a one -story commercial building with associate parking and <br />landscaping. The southern property contains a one -story warehouse building and associated <br />parking, drive aisles, loading docks, and site landscaping. The site is bound to the east by the <br />BNSF railroad ROW, to the south and north by private residential properties, and to the west by <br />County Road. <br />Proposed Development <br />The Louisville Mill Site Redevelopment project will combine two adjacent properties, and <br />subdivide the combined land area into 3 building lots and one outlot for common use. The <br />historic Louisville Grain Elevator will be landmarked and rehabilitated for commercial use with <br />minor additions. The existing commercial building north of the grain elevator will be removed, <br />and near this site a new multi -story commercial building will be constructed with <br />retail/restaurant uses on the ground level and offices on the upper levels. An addition is planned <br />for the warehouse building. <br />Floodplain Statement <br />Per the attached portion of the FEMA Flood Insurance Rate Map (FIRM Map No. <br />08013C05820J, Panel 0582J), the grain elevator and new commercial building are located within <br />Zone AH of the Special Flood Hazard Area of the 100 -year floodplain for Coal Creek. Zone AH <br />is defined as areas subject to inundation by 1- percent - annual- chance (100 -year) flooding usually <br />
