Planning Commission <br />Staff Report <br />October 9, 2014 <br />15. Architectural design of buildings shall be compatible in design with the contours of <br />the site, compatible with surrounding designs and neighborhoods, shall promote <br />harmonious transitions and scale in character in areas of different planned uses, <br />and shall contribute to a mix of styles within the city. <br />Staff believes the requested waivers have been justified through character defining <br />architecture, site planning, and the sensitive treatments for the historical importance of <br />the property as defined by the criteria established in LMC Section 17.28.120. <br />Additionally staff believes the applicant has provided a public land dedication and <br />proposed park improvements in excess of the City requirements along with proposing an <br />alley solution that will improve the requested project's design and functionality with <br />existing conditions in Old Town as required in Section 17.28.110. <br />Staff recommends approval of the waiver requests. <br />Architecture and Building Design <br />The applicant has provided conceptual elevations, illustrating street front character, on <br />sheet A1.0. The architect has taken design suggestions from various buildings <br />throughout the neighborhood and included them in the proposed architectural <br />treatments. The specific treatments include: <br />• 5:12 roof pitch (requires a waiver) <br />• Gable ends <br />• Shingle siding <br />• Board and batten siding <br />• Stone <br />• Porches with detailed porch columns <br />• Roofing of metal and composition shingles <br />:4NI N SLII) <br />twrraswq <br />_ arfJ4c� <br />gagg <br />'Rp4T CL_w4TI0N <br />Examples of the elevations <br />City of Louisville does not have residential design standards, other than those found in <br />the Old Town Overlay District for yard, bulk, and roof pitch. That being said, staff <br />acknowledges the conceptual designs shown in the PUD include architectural treatments <br />found in other structures throughout Old Town. <br />12 <br />
