The Parbois addition of Louisville historically <br />was created in 1920s with approximately 10 to 15 lots. Because of a fire in the 1930s <br />that destroyed records, there is no record that this addition went through the process. <br />There is an existing street and existing lots but no recorded document. <br />• Project was originally brought forth when applicants wanted to sell property but when <br />buyers came to Planning Department, there was no legal plat. <br />• 536 Main Street will not change existing property lot lines or density; zoned RM allowing <br />one unit for every 3500 SF. Existing property is 11,250 SF which allows for three units. <br />• One email was received by Staff, stating they are concerned about the density but the <br />zoning and density will not change. <br />• Historically, there was a house on the property constructed in 1908, but it was <br />demolished in 2005. There is an existing 720 SF garage currently in place. <br />• When a property is platted in Louisville, there is a public land dedication (PLD) <br />requirement of 15% with residential and 12% with commercial. PLD can be land or cash <br />in lieu which is 15% of appraised value. There is no appraisal at this time. <br />• Owner believes payment over 100 years of property taxes to City has covered impacts. <br />Owner also donated historic items to museum. They are requesting PLD be waived. <br />
