The building was constructed around 1900, and has maintained <br />integrity. The building also represents an important commercial style. Staff has found <br />this application complies with the above criterion by the following: Architectural and <br />Social Significance. Staff suggested the house be named for the Pearson family who <br />operated the first known store from the building. <br />Grant Request: Signing bonus $10,000; Landmark Commercial /Flexible grant $65,000; <br />new construction grant $75,000, for a total of $150,000. <br />Fiscal Impact: Expenditure of up to $150,000 from the Historic Preservation Fund for <br />work at 927 Main Street. <br />Staff Recommendation:_ Staff recommended City Council approval of Resolution No. <br />57, Series 2014, the PUD and SRU. Staff also recommended City Council approve <br />Resolution No. 58, Series 2014, the landmark request, and Resolution No. 59, Series <br />2014, the grant request, with no conditions. <br />COUNCIL COMMENTS <br />Council member Stolzmann noted in the drawing there are gross square footage and <br />basement square footage. She inquired about the total square footage of the building. <br />Planner II Robinson explained the basement square footage is not counted if it is more <br />than 50% below grade. He calculated the total square footage of the building to be <br />2,650 SF. <br />Council member Stolzmann referred to the Louisville Municipal Code's definition of floor <br />ratio. Planning and Building Safety Director Russ explained staff's administrative <br />process whereby a walkout basement is counted, but a non - walkout basement is not <br />counted in the total square footage. <br />APPLICANT PRESENTATION <br />Andy Johnson, d /b /a DAJ Design, 922A Main Street, Louisville, CO represented the <br />owners, Mark and Jacqueline Zaremba, on the 927 PUD, SRU and historic landmarking <br />commercial and new construction grant requests. The Zaremba's purchased the <br />property in the late 1990's and operate businesses in the downtown area. He <br />presented images of the Historic Store Front at 927 Main Street and the various <br />changes to the building over the years. He stated the building probably changed the <br />most when it became a Laundromat. He reviewed the three compelling reasons for <br />Council to consider the request for 927 Main Street: 1) It preserves an historic building; <br />2) It is at the northern gateway to the downtown area; and 3) It is a strong contributing <br />building to the character of historic downtown Louisville. He explained the intended use <br />of the building is retail, which will support the downtown area. The existing structure is <br />
