Case Manager: Scott Robinson, Planner 11 <br />1) Open Public Hearing <br />2) Opening Statement by Chair <br />3) Public Notice and Application Certification <br />4) Disclosures <br />5) Staff Presentation and Questions of staff <br />6) Applicant Presentation and Questions of applicant <br />7) Public Comment <br />8) Applicant discussion of public comment, if any <br />9) Closing statement by staff and applicant and Final questions by board <br />10) Close public hearing and Board discussion and action <br />Fuller stated they received an email from Peter Stewart with some questions and <br />concerns about this variance request. <br />Fuller reviewed the procedures for the meeting; opened the public hearing; and stated <br />there are six criteria which must be met for the board to approve a variance request. <br />Fuller then stated copies of the criteria are located on the table next to entryway. He <br />asked for verification of proper public notice. <br />Robinson verified all applications to be heard this evening are complete, and were <br />mailed to surrounding property owners on November 26, 2014, published in the Boulder <br />Daily Camera on November 30, 2014; and the properties were posted on posted on <br />November 26, 2014. <br />Staff Presentation of Facts and Issues: <br />Robinson summarized the request for a lot' a and lot width variance for a two lot <br />minor subdivision: <br />▪ Background: <br />a. <br />b. <br />c. <br />Property is zoned Residtial Medium (RM) <br />Existing property is a 4rZt 12,512 SF property <br />Existing house is 950 SF with a 780 SF garage and a 250 SF <br />ga <br />rage. <br />d. Lot A would be 58 feet wide and 7,250 SF in lot area. The existing <br />house and garages would be located on Lot A. <br />e. Lot B would be 42 feet wide and 5,250 SF in lot area. <br />f. RM requires a minimum lot size of 7,000 SF and a minimum lot <br />width of 60 feet. <br />g. If approved tonight, they would need a two lot minor subdivision <br />approval by Planning Commission and City Council for this request <br />to be formalized. <br />▪ Staff believes all applicable criteria have been met. <br />▪ Staff recommends approval of this request. <br />Questions from Board to Staff: <br />Meseck asked if the lot area on the top of page 5 was a typo. <br />Robinson answered yes. <br />
