WITHIN THE CITY OF LOUISVILLE, COLORADO - L.F. <br />LYNCH AND JOHN QUINLAN - THE IN KEEPER SUBDIVISION - 2ND READING - <br />PUBLIC HEARING (PUBL. 12/24/95) - CONTINUED FROM 2/7/95 <br /> <br />Griffiths read by title only Ordinance No. 1176, Series 1994, "An ordinance vacating a portion of <br />East Street located in the northeast t/4 of Section 17, Township 1 south, Range 69 west of the 6th <br />P.M. within the City of Louisville, Colorado." <br /> <br />Paul Wood, Planning Director, reviewed Ordinance No. 1176, Series 1995 and Resolution No. 2, <br />Series 1995, a Final Subdivision Replat of the Olson Subdivision and a PUD amendment to an <br />associated PUD amendment, which combines the entire parcel into one development parcel, rather <br />than three lots as it currently exists. The PUD is a two phase development plan, proposing the <br />construction of eight mini-storage units, an office, shop, an on-site manager's apartment, and an <br />outside storage area at the south end of the property. At build-out of Phase I, there would be <br />approximately 37,000 s.f. of building, 17% of the site, leaving 33% in landscaping. The PUD <br />provided an option to the applicant to build up to six mini-storage buildings in the designated open <br />storage area. At build-out of Phase II landscaping would be 29%. There were two proposed wall <br />signs at 44 s.f. each and one monument sign 25 s.f. maximum along Cherry Street. Planning <br />Commission held a public hearing on the right-of-way request, the PUD, and Replat. They approved <br />the PUD and Replat on December 13, 1994, with several conditions by a vote of 5 -0. The applicant <br />had complied with all conditions of approval. <br /> <br /> <br />
