1 1 Sftuir Area <br />L J <br />1 Arms of Change <br />Each alternative presented is based on a different source of input. The "Workshop" <br />alternative is based on comments received at two community design workshops, on <br />January 15 and February 18, 2015, and on comments received on the <br />EnvisionLouisvilleCO.com website. The "Market" alternative is based on comments from <br />developers and commercial property owners, most notably a roundtable held on <br />December 3, 2014. The "Survey" alternative is based on the community survey <br />conducted by the City in late 2014 and early 2015. The higher resolution alternatives are <br />illustrated in the attached packet from Cuningham Group. <br />Each alternative applies a different mixture of land uses to the areas of change, as well <br />as different intensities of development. Three different mixed use types (shown below) <br />were defined to meet the needs of the different areas and alternatives. The Mixed Use — <br />Employment type focuses on office uses, with residential uses allowed conditionally <br />based on whether it meets an identified need (senior, affordable, etc.) and meets fiscal <br />and design goals. <br />The Mixed Use — General type allows both retail and office commercial development, <br />with at least 40% of floor area required to be retail to encourage developments to <br />incorporate ground -floor retail. Residential is again allowed with the same conditions as <br />Mixed Use — Employment. The Mixed Use — Retail type does not allow residential and <br />has the same 40% minimum requirement for retail. <br />3 <br />
