Davidson called for the applicant's presentation. <br /> <br />Junge reviewed the project drawings. He stated that the parking is in excess of City guidelines. They <br />had followed the landscape guidelines and provided a pedestrian walkway into the property and along <br />Century Circle. They concur with staffs concerns and will make sure they are addressed. <br /> <br />Davidson called for Council's questions and comments. <br /> <br />Howard wanted to make sure that compliance with B-O zoning was maintained. <br /> <br />Sisk felt the bank should be counted as retail rather than office. He stated that his biggest concern <br />was that the building that would house the travel agency and the printing company appeared to be <br />a "strip center". <br /> <br />Junge stated that they will get a list of approved uses. He stated that the "L" shape and the inward <br />facing of it directs it to services. The two-story portion of it is office. <br /> <br />Tim Hadjis, Eastcor Company, 1394 Dover Street, Broomfield, Colorado, stated that the entire <br />second floor of the building will be a mortgage company and financial services. They are talking <br />currently with a dry cleaner, a barber shop, and some retailers like bagels or a deli. The second floor <br />will be office, half of the first floor (9,000 s.f.) will be personal services like dry cleaner, shoe repair, <br />dentists, bagel, deli, etc. <br /> <br />Mayer stated that if they end up going over 20% retail usage, he wanted something in retail for the <br />City. He wanted a sit-down restaurant rather than drive-thru. <br /> <br />Lathrop asked about the access to Lots 4, 5, and 6. <br /> <br />Junge stated that there is not a common driveway to them, as he explained the access utilizing his <br />drawings. <br /> <br />Levihn emphasized to staff and the Planning Commission that he wanted them to carefully review <br />the project's compliance concerning: retail/commercial usage not exceeding 20% maximum, get <br />additional detail on signage, review landscape plan revisions to bring into compliance with the <br />Gateway Design Guidelines, ensure adequate pedestrian access, and review proposed parking counts. <br /> <br />Davidson wanted it passed on to the Planning Commission that the definition be included in the PUD <br />that fast-food restaurants will be excluded (no drive-thru), as it was done on Parcel "H". <br /> <br />Howard did not want any more "burger" places in Louisville. <br /> <br />Mayer moved that Council pass the final Subdivision Plat and PUD Development Plan for Century <br />Office Park on to the Planning Commission with Council comments.
