Zoning Variance Request <br />I'm requesting a zoning variance exception in order to build an office shed in my back <br />yard. I work from home as an independent consultant (internet industry analyst), and <br />would use this shed as an office during normal business hours Mon -Fri 8am -4pm. The <br />work use of the shed would be to write papers, carry on business phone conversations, <br />and work silently at the computer. Only I would use the shed for this purpose. My <br />children are growing older (10 and 6 years old), and requiring more use of our <br />basement (where 1 currently run my office). <br />thank you for hearing my variance request, and firmly believe that this request process <br />was established precisely for situations like mine. I look forward to explaining all in more <br />detail with pictures, and additional answers, at the formal hearing. <br />Thank you, <br />4pe 2y, 2015 <br />Rith-ow <br />145 S Hoover Ave <br />Louisville CO 80027 <br />My justification for each of the 6 criteria is below: <br />1) That there are unique physical circumstances or conditions such as irregularity, <br />narrowness or shallowness of lot, or exceptional topographical or other physical <br />conditions peculiar to the affected property; <br />I have two easements running through a long, narrow lot. One North -South <br />easement (easement #1 in Site Plan), from 17 feet off the back fence to 25 feet <br />of the back fence for the full run of the lot; and one East -West easement <br />(easement #2 in Site Plan) from 10 feet off the north side fence to 15 feet off <br />the north side fence. In addition, there is a great deal of back yard decking, <br />several large trees placed sporadically throughout the back yard, and a 2 foot <br />elevation drop (from higher back fence, to lower back yard) at roughly the <br />same slope of easement #1. One of the few places 1 could reasonably place a <br />work shed would be just inside the intersection of the two easements (see <br />"proposed 12x12 shed site" in Site Plan), but this would require a variance for <br />only 5 feet of buffer off the back fence of the property (Louisville zoning code <br />asks for 10 feet). Easement #2 would place my shed 15 feet off of the property <br />north side fence, well over the 5 feet required by Louisville zoning code), and I <br />feel that the requested 5 foot variance off the back fence would be more than <br />fair, considering the 10 feet I have to give up off of the side fence due to the <br />property easement. <br />2) That the unusual circumstances or conditions do not exist throughout the <br />neighborhood or district in which the property is located; <br />
