Michael Spriggs, President of AlphaWest Realty & Investments, Inc., 8400 East Prentice Avenue, <br />Ste. 1140, Englewood, Colorado 80111, stated that they tried in every aspect to exceed the Gateway <br />Standards. In most instances they exceeded the parking requirement by 50%. The detention is at the <br />front of the site. Tying the project together will be a Reciprocal Easement Agreement which will <br />control cross-parking, cross-traffic, and the maintenance of the common areas in the perimeter. <br /> <br />Davidson called for Council questions or comments. <br /> <br />Howard was concerned about the building lighting on Chilies. <br /> <br />Kelly Tynan, Area Director for Chilies, stated that the lighting packages could be adjusted. <br /> <br />Howard did not feel the architecture/total look of Fire Grill fit in with the area. <br /> <br />Jim Bishop, Vice President of Fire Grill, Denver, Colorado, stated that they preferred a very <br />southwestern look. He explained that the roof design is due to a fiberoptic ceiling that changes every <br />30 minutes. They do display cooking over an oak fired grill in the restaurant. <br /> <br />Rick Gibson, real estate representative for Diamond Shamrock, stated that they proposed a darker <br />brick than what appeared in their pictures with a darker green standard seam roof on the building and <br />the car wash. The sign lighting on the building would be backlit. <br /> <br />Howard felt this would fit in well. <br /> <br />Lathrop did not agree with the General Note No. 4 on the PUD concerning canopies and awnings <br />on the building being permitted with extension. He wanted to know how this would look prior to <br />approval. <br /> <br />Mayer thought the PUD was possibly premature as there was no information as to how this project <br />would fit with the rest of the site. <br /> <br />Spriggs stated that he was not sure what will occur on the rest of the site and nothing may happen <br />for a few years. He pointed out that these users are very valuable amenities to Louisville and the <br />office park. <br /> <br />Mayer felt there should be more interior landscaping and he wanted sufficient screening fi.om the <br />street. <br /> <br />Spriggs stated that they would be providing a master landscaping plan. <br /> <br />Mayer suggested a matching treatment, berming, as exists on McCaslin. <br /> <br />7 <br /> <br /> <br />
