RESOLUTION NO. 71, SERIES 1995 - FINAL PUD DEVELOPMENT PLAN, MCBRIDE <br />BROTHERS - COLORADO TECHNICAL CENTER <br /> <br />Paul Wood, Planning Director, stated that this is to construct a 21,500 s.f. office/warehouse located <br />at the east end Boxelder Street. It would be constructed with precast concrete panels painted a light <br />beige, with the office elevation being a different architectural treatment with brown split faced block <br />with a rust colored stucco feature. There is a 3'x6' monument sign. There is a 30' wide dedicated <br />easement on the west side of the lot. He explained that Phase I did not conflict with any potential <br />future access to the south. However, the Phase II expansion goes right up to within 5' of the access <br />point and had the potential of being in conflict with the access point, if it were to be developed. This <br />resolution had one condition. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Paul Pennock, Zeiler-Pennock, Inc., 2727 Bryant Street, Denver, Colorado 80211, stated that this <br />building will house a manufacturing facility for small metal and plastic parts used in various industries. <br />He was concerned about the issue of no roof-top units on the facility. They had hoped to use two <br />swamp coolers located in the center of the building. <br /> <br />Davidson called for Council questions. <br /> <br />Mayer did not feel the landscaping plan was realistic. He wondered who could enforce use of the <br />easment. <br /> <br />Wood stated that the easement is in place so that if the property owner to the south was in a position <br />to need access, they would have an unrestricted opportunity to provide emergency access to Boxelder <br />Street. He felt it was a matter of future negotiation with adjoining property owners as to how that <br />ultimately functions. <br /> <br />Lathrop wanted to make sure the water facilities were in place to adequately protect this building as <br />well as the neighboring buildings. <br /> <br />Bill Dhieux, Fire Marshall, stated that is was in question. The water supply was there, but not the <br />pressure. It might dictate putting on a fire pump to boost the pressure into the sprinkler system, <br />which would be the building owner's responsibility. <br /> <br />Pennock stated that the building's owner agreed to assume that responsibility if necessary. <br /> <br />Howard asked if they would be storing hazardous or flammable materials and what provisions were <br />being made for that. <br /> <br />Pennock stated that no hazardous materials will be stored that goes beyond what the exempt amounts <br />are in the Uniform Building Code. <br /> <br /> <br />
