Historic Preservation Commission
Meeting Minutes
January 16, 2008

Lewis agreed that the rear garage was less important than the facades of the buildings.

Koertje stated that he has heard a lot about the character of Main Street and he thanked
the applicant for restoring and maintaining the buildings so well. He urged the applicant
to keep the two front buildings. He noted the rear out buildings are not as significant and
should not be the priority.

Lewis recognized the need to balance the need to save the front structures as the most
important sections of the building while still allowing development.

Andrew Muller, 4770 Baseline Road, Suite 200, Boulder, stated that he also liked the
existing building setbacks and think they lend a nice feel to the site. He d he was
happy to have discussions with the HPC and is in no hurry to demolis . ite. He
noted that he would be acceptable of an additional 180-day stay on the

Muth thanked Muller for the offer, but noted that the HPC doe
extend the stay of demolition.

the jurisdiction to

Muckle noted that the building that Huckleberry is no .n has two 01 buildings that are
connected. She stated that it works well and is respect of the history of the two sites.

Erik Hartronft, 817 Lincoln Avenue, architect for the applic t asked the HPC their
thoughts on the importance of the windowopenings in the two facades.

Lewis noted that she would prefer that ne
possible. But added that she would prefe
openings to losing the facades to demolitio

n retain the existing windows if at all
9 the facades with new window

McMenamin stated that his expe ce in Monterey, California was that retaining the
small buildings can work. The,q; ter of the smaller, funkier spaces can be a big
selling point. He added that charac and signage can be used to market the new
spaces without changi the windows.

Hartronft stated his ag

with these statements, but wanted to ask to be sure.

Koertje urged the applicant to keep the architectural integrity that is in the windows.

sked if there are any other concerns that might be addressed to help with any
traints.

stated his thoughts that the north side of 844 is more important to save than
side which was added later and is not on the corner of the lot.

Lewis agreed with that statement.

Hartronft said that as for the Mossoni House at 836 Main Street there are many more
issues involved. As a residence it doesn't convert well into commercial space. He asked
if moving the structure would be preferable to demolition or if keeping the fayade would
be preferable to demolition or moving. He noted that it would be more difficult to develop
around the entire structure if it was to be saved in its entirety.
