So, it's the 25%, but not <br />counting those four (4) or five (5) acres. <br />Louisville will have an option to purchase County and <br />Lafayette interest in the remainder of the land located <br />in the southern half of the pr6perty. <br />The conservation easement on the property should preclude <br />only industrial, residential, and commercial development <br />of the property, and any development of the property <br />within 350 ft. of South Boulder Road, as measured from <br />the section line, which runs down the middle of South <br />Boulder Road. <br />Louisville would solely own everything it finances. They <br />would like for the ball fields and the drainage to be <br />done right away. Then, to save surveying costs, survey <br />out the remainder when the final option was purchased. <br /> <br />Susan Griffiths, City Attorney, stated that the essence of the <br />agreement was that they agreed to partition out the land among the <br />three (3) entities with whatever kind of easement that can be <br />agreed upon in terms of controlling the uses of the property. <br /> <br />Annette Brand, City Administrator, explained that there may be a <br />need for some additional drainage channels in the future, as <br />development occurs. <br /> <br />6.) <br /> <br />9.) <br />10.) <br /> <br />11.) <br /> <br />12.) <br /> <br />A survey of the property would be completed. <br />Potential problem uses of the property regarding junk <br />cars, trash accumulation, and cars parked must be <br />addressed. Davidson added to that oil wells and gas <br />wells. There is an existing gas lease, which could be a <br />problem. There is a possibility of four (4) different <br />wells. <br />To identify more specifically the boundaries of the <br />parcel of the property to be purchased and the location <br />of the property needed by Louisville for ball fields, <br />expansion, and drainage. <br />Drainage - Needs more discussion. <br />Sludge - Lafayette's position is, since Louisville is <br />going to do it on the Mayhoffer property, do it there and <br />do an evaluation after that. <br />Acquisition by the County of other property for the <br />benefit of Louisville, which is, specifically, the buffer <br />between Louisville and Broomfield.
