three (3) housed units dispersed over the roof height, which will
be painted. If they were screened, it would almost become a third
story to the building.

Mayer was concerned about the overflow parking and how they would
address it.

West:

If this issue arises, there is Lot 3
available. Lot 3 is designed for 1
- 300, so it's not at a reduced
ratio.

Shonkwiler:

There is no parking on Centennial
Parkway. It's a two (2) lane road.
The opportunities for off-street
parking are virtually nil.

West stated that the lab space is 60% of the first floor, being
approximately 20,000 sq. ft. He explained that in the lab area
itself, all of the people that work in the lab have fixed offices
around the perimeter. There is a conference facility and viewing
room, which is going to be a state-of-the-art, high definition TV
screen that will seat 16 people. There will be a small cafeteria
on the first level as well. He stated that the upper level is
almost all fixed offices with a large clearing house library in the
center for the use of the researchers.

Mayer wondered how large the evergreens would be that would screen
the satellite dishes.

West:

They're shown on the plan as a 5 -
10 ft. height. The evergreens will
be Australian Pines, Colorado Blue
Spruce, and Pinon Pine.

Howard wondered if CableLabs would have lab technicians.
where they would be located.

If so,

David Eng, Manager of Technical Services, CableLabs, 977 West
Princeton Court, Louisville, Colorado, stated that currently none
of the staff reside in the lab. They all have set offices. He
explained that the reason they have a large amount of space is
because they have a large projects that come in and set stationary
for quite a while. The few technicians on staff have offices with
the exception of one that works in the shop library.

Sisk moved that Council approve Resolution No. 4, Series 1993,
conditions 1 - 3 inclusive, adding conditions 4 and 5:

4.)

Applicant shall stipulate that Lots 2 and 3 shall not
aggregate more than .27 f.a.r.

9
