The reason for the two (2) <br />lots is to facilitate future expansion for CableLabs. The site <br />plan on Lot 2 provides for a 142 spaces. What's the <br />fall back position? <br /> <br />Don Shonkwiler, Homart Development, 400 South McCaslin, Louisville, <br />Colorado, stated that his understanding was that preliminary PUD's <br />exist for one (1) year and are invalid at the end of one (1) year. <br />He stated that they have an allowable number of square feet of <br />commercial allocation in Homart's agreement with the City and State <br />of Colorado, about 3.5 million sq. ft. He stated that they took <br />the amount of commercially planned land and divided it into the <br />allowable square footage of development that's permitted under the <br />development agreement and it came out to .27 f.a.r. Neodata is <br />built at a .39 f.a.r. He stated that they would like to take the <br />.27, that is averaged across their entire park, allocate that, and <br />deduct it from their future allowable buildable square footage. <br /> <br />Hedding was concerned about the roof appearance, the heating, <br />ventilation, air conditioning, and the screening. He wondered if <br />there was anyway to mitigate that view, screen it better by having <br />the edge of the roof around the building be higher, or lower the <br />machinery and ducts down to where it's not visible from ground <br />level. <br /> <br />West stated that they were unable to down size the units, because <br />of the kind of air load that this building requires to cool the <br />electrical equipment inside of it.
