category called an AO-T zone category should be enacted. It's
application to any property will await future action by the
Council.

Sisk:

What's your current zoning with the
County?

Durham:

I believe it's agricultural.

Sisk:

What would that allow you to do?

Durham:

Farm it. We're surrounded on three
sides and we can't go anywhere else.
So, we're going to develop it
someday. I think we have to make a
deal.

Sisk:

What is your proposal for the
height?

Durham:

You have 35 ' for city
structures/housing right now. I
think that we can probably do it
with about 28', which would give us
the flexibility to have some hip
roofs, instead of flat roofs. It
takes about 10'/floor, if you're
going do two story structures, plus
an extra 1 1/2' for the sprinkling
system and drop ceilings and pipes
to keep us enough above the flood
(INAUDIBLE) with the on site
detention. That would put us about
7' below quite a few of the existing
structures around. Originally, we
proposed six 3,000 s.f. buildings
and we've adjusted those back down.
With the buildings that we ' re
attempting to build, we would be 1/4
of the density of Neodata, across
the street. The advantage of this
one project over and above even
residential, or condominium, or
apartment type development is at
6:00 p.m. the whole place is empty.
There are no all night parking
lights. The place is closed. The
people that are living south of this
situation are going to have an
enviable position, because they
aren't going to have any noise.

31
