Louisville City Council Special Meeting <br />March 12, 2003 <br />Page 4 <br /> <br />Sean Connellan, Vice-President for Corporate Services for Storage Tek, thanked Council <br />for the opportunity to share STK's goals and objectives for rezoning the property. He <br />explained STK has been discussing this issue with the City of Louisville for the past three <br />years. He reported their objectives are two-fold: 1) Optimize the value of their assets, <br />which comprises of 440 acres, and 2) To provide for futurist office requirements for their <br />changing business. He noted STK was encouraged by Council's decision to commission <br />the South Sub-Area Planning Commission, where the City would provide a framework <br />enabling them to share their views and vision. He stressed the importance of a win-win- <br />win scenario, which would provide the right plan for all parties, the City, the neighbors and <br />the company. He stated they have partnered with their neighbors to flesh out a scenario <br />that would stand on its own merits. He noted there has been some misunderstanding on <br />how far along STK is in the process and stressed they are in the conceptual arena. <br /> <br />Conellan reviewed the three models proposed, and stated the scenario with a mixed-use, <br />including residential is in the best interest to STK, their neighbors and the City. He <br />stressed the STK property is a gateway to the City of Louisville and a smart planning <br />model would embody neighborhoods, green spaces, an arts center, municipal facilities, and <br />trails. He noted this type of model has been successfully implemented in other parts of the <br />country. He stressed the number of units has been greatly exaggerated. He stated they <br />propose a responsible number of residential units that would complement a site of 400+ <br />acres and the other mixed uses. He emphasized they propose a quality environment to live <br />and work in. He stressed it is critical that the City establish the parameters for development <br />and he encouraged the parties to engage in discussion. He asked that the property be <br />rezoned by December 31 so they can begin their grand master plan. He voiced his belief <br />the STK proposal is in the best interest of all the parties. <br /> <br />AVISTA HEALTH PARK CAMPUS/GENERAL DEVELOPMENT PLAN <br /> <br />John Sackett, Avista Adventist Health representative, stated they have four primary <br />interests. 1) Community service - desire to service the community and contribute to the <br />planning process in a positive way. 2) Business concern. 3) Direct access to the Northwest <br />Parkway. 4) On and off ramps to US36. He stressed Avista wants a quality gateway to <br />Louisville. He stated Avista is sensitive to the needs of their corporate neighbor STK and <br />wants them to be successful and to be a good neighbor to the City as well. He noted <br />Avista has worked with the City to develop a buffer zone between the hospital and the <br />residential area and between the hospital development and the turnpike. <br /> <br />MONARCH CAMPUS/ANNEXATION AGREEMENT/- DEVELOPMENT PLANS <br /> <br />Mark Muller, 535 Manorwood Lane, Louisville, CO, representing the Boulder Valley <br />School District, reported incorrect number were given to the South Sub-Area Steering <br />Committee, which lead to incorrect assumptions. He explained the incorrect assumptions <br />were based on all students going to Monarch K-8. He noted all four of Louisville's <br />elementary schools are under-capacity and the school district is considering a plan to <br />redraw the boundary to include more Superior students in Louisville elementary schools. <br /> <br />4 <br /> <br /> <br />
