BACKGROUND:
The applicant is requesting variances to the minimum lot area and minimum lot width for
the property located at 105 Roosevelt Avenue. The subject property includes four platted
30' X 150' lots in the Johnson's First Addition (1890) and 10 feet of vacated alley. The
existing home was built in 1952. The home is approximately 1,300 SF with three small
sheds also on the property.
The property was developed prior to the City adopted zoning regulations. However,
modifications to the structure are now subject to the standards outlined in Title 17 (Zoning)
of the Louisville Municipal Code (LMC). The property is located in the Residential Low
(RL) density Zone District and is also subject to the standards outlined in the Old Town
Overlay District. The Old Town Overlay was adopted in 1996 and was intended to
preserve the residential character and scale of the Old Town area, while at the same time
providing some greater zoning flexibility to existing non - conforming lots and structures.
The ordinance relaxed some of the lot coverage and setback requirements for smaller lots.
2
