BACKGROUND: <br />The applicant is requesting variances to the minimum lot area and minimum lot width for <br />the property located at 105 Roosevelt Avenue. The subject property includes four platted <br />30' X 150' lots in the Johnson's First Addition (1890) and 10 feet of vacated alley. The <br />existing home was built in 1952. The home is approximately 1,300 SF with three small <br />sheds also on the property. <br />The property was developed prior to the City adopted zoning regulations. However, <br />modifications to the structure are now subject to the standards outlined in Title 17 (Zoning) <br />of the Louisville Municipal Code (LMC). The property is located in the Residential Low <br />(RL) density Zone District and is also subject to the standards outlined in the Old Town <br />Overlay District. The Old Town Overlay was adopted in 1996 and was intended to <br />preserve the residential character and scale of the Old Town area, while at the same time <br />providing some greater zoning flexibility to existing non - conforming lots and structures. <br />The ordinance relaxed some of the lot coverage and setback requirements for smaller lots. <br />2 <br />
