Timothy J. Beaton, 1013 Jefferson Avenue, Louisville, Colorado, <br />stated that the property (.66 acre) is contiguous on three sides, <br />78% of the perimeter, to existing City limits. He had appeared <br />before City Council twice before and both times Council <br />preliminarily approved this annexation. He stated that they are <br />requesting RE zoning, which they felt is compatible with the <br />surrounding neighborhood. Both staff and the Planning Commission <br />have agreed with the RE proposal. <br /> <br />Davidson called for Council questions. <br /> <br />Mayer wondered what the dedication to the City would be. <br /> <br />Beaton: <br /> <br />Whatever is required by the city, <br />we'll give. It's small enough that <br />I don't think there is really any <br />land that can conceivably be made <br />into a park. I understand that <br />Bridgefield East is going to propose <br />an extension of a bike path or <br />something of that nature. What we <br />would like to do is contribute <br />towards the city's park fund, unless <br />there is a specific need for part of <br />the property that we have in that <br />area. <br /> <br />Mayer was concerned that the property developing to the west of <br />this property has an RR zoning. He felt RE could be considered. <br /> <br />Beaton stated that he had submitted to Paul Wood today a rezoning <br />petition, which would rezone the little strip to RE, so that there <br />would be no possibility of getting three houses on that property <br />again. <br /> <br />Mayer's preference would like to see a complete land dedication <br />that would come out of the whole area on the north side, where it <br />abuts the Parish property. <br /> <br />Sisk stated that the way he analyzed this, it is a one home <br />project, if it's an RE, 12,000 s.f., there won't be 24,000 s.f. of <br />building space, unless the city accepts cash-in-lieu or unless <br />there is an agreement with Mr. Leach and Mr. Prouty. <br /> <br />Wood: <br /> <br />If Mr. Beaton's property is seen as <br />a free standing parcel and not part <br />of the plat and PUD, then they would <br />still have to plat the property <br />prior to the issuance of building <br />permits. At that time there would <br />be some level of obligation for <br />public improvements as well as the <br /> <br />8 <br /> <br /> <br />
