This land is currently zoned RE <br />and will maintain that zoning with the conditions <br />set forth in the Subdivision Agreement. This <br />parcel is located within the Sundance II <br />subdivision and comprises the lots on Grouse Court <br />(lots 66-74). Applicants request is to replat <br />this parcel in order to enlarge lot sizes and to <br />delete a portion of outlot A that was difficult to <br />maintain. At the Planning Commission public <br />hearing, Commission approved the partial replat <br />with the following conditions: 1) Fences and <br />landscaping in outlot B-4 conform to the Sundance <br />II subdivision agreement section 5.2 and 5.3; and <br />2) No certificates of occupancy be issued until <br />completion of landscaping on outlot B-4. <br />Tom Hoyt, McStain, Ent., stated that along with <br />the replat, a landscaped berm is being deleted in <br />the cul-de-sac drive. <br />Anderson moved that Resolution #35 be approved <br />with the recommended conditions. Carnival seconded. <br />Unanimous. <br />RESOLUTION #36 - CARLTON SUBDIVISION <br />AGREEMENT Rautenstraus read in its entirety Resolution #36, <br />"A Resolution approving a Final Subdivision Plat <br />for the Carlton Subdivision." <br />Wanush stated that David S. Wilson has under <br />contract a .57 acre parcel of land currently zoned <br />RM. The property is located on the south side of <br />South Boulder Road in the 500 West block. <br />Applicants request is to subdivide the land into <br />two parcels and to build a triplex on each while <br />maintaining the RM zoning. Planning Commission <br />approved the subdivision at the July 8th public <br />hearing with no conditions. <br />David Wilson, 3670 Lockwood Ct., Boulder, stated <br />he is purchasing half the Rickman-Moses property <br />(the Rickman tract) and subdividing it into two <br />lots with the possibility of acquiring the Moses <br />property and take the total area and develop it <br />under a PUD. Therefore, the tri-plexes will be <br />constructed in conjunction with FHA common party <br />walls so that these can be subdivided later into <br />individual ownership. <br />Hundley stated that part of the annexation <br />agreement for this property includes a section <br />wherein upon development of this property, a share <br />of the cost of improvements on South Boulder Road <br />would be collected.
