Seconded by Howard. <br />All. in favor. <br /> <br />BR~K <br /> <br />Davidson called for a five minute break. <br /> <br />Council returned from break. <br /> <br />DISCUSSION/DIRECTION - PRELIMINARY SUBDIVISION PLAT AND PUD <br />DEVELOPMENT PLAN - EASTCOR LIMITED LIABILITY <br /> <br />Paul Wood, Planning Director, stated that this is a clustered <br />commercial center located on a 9.47 acre parcel immediately west of <br />and adjacent to McCaslin Boulevard. The property is zoned B-O, 10 <br />acres to the north is zoned Commercial Community, five acres to the <br />south is zoned Commercial Community, and it backs into the <br />Centennial Valley Business/Office Park, Filing No. 1, which is <br />zoned Planned Community Zoned District Commercial. Proposed uses <br />include a 12,000 s.f. post office, two story medical office <br />building, two story bank, a day care facility, restaurant, and <br />gasoline sales. Under B-O, the bank and medical office complex are <br />the only uses that are use-by-right. The post office facility, a <br />Federal facility, is a special review use in all zoned districts. <br />Concerning the day care facility, it can be authorized through a <br />special review use, but is not allowed in C-B zoning. As long as <br />these buildings, as defined as services, are consistent with the <br />way that they are defining them, he found that out of approximately <br />85,000 s.f. of proposed use only two uses, the restaurant and the <br />gasoline sales/service (14%), are not consistent with the B-O zoned <br />district. <br /> <br />Tim Hadjis, 1394 Dover Street, Broomfield, Colorado, Manager and <br />part owner of Eastcor Company, stated that they have had <br />neighborhood meetings and gotten much input. They will have their <br />management office on site and he will be the Manager. He commented <br />that after discussion with the neighbors and their concerns, they <br />proposed to put a single story bank at the point closest to <br />Cherrywood II, with a 70' - 75' landscaped setback from the corner, <br />being bermed and landscaped. This will create a visual barrier for <br />the neighborhood and mitigate the impact of the development. <br /> <br />Jim Junge, Junge/Reich Associates, 4141 Arapahoe Avenue, #100, <br />Boulder, Colorado 80303, stated that theymoved the restaurant over <br />to the site closest to the C-C zone to'the south.
