Lathrop: <br /> <br />Junge agreed. <br /> <br />Century Drive would be completed as <br />part of the development of this <br />project? <br /> <br />Lathrop wondered about the special review uses. <br /> <br />Susan Griffiths, City Attorney, stated that, if you have four <br />special review uses within one plan, Council will get to decide <br />separately on each one of the special review uses. <br /> <br />Howard was concerned about the traffic flow, particularly through <br />the holidays at the Post Office. <br /> <br />Hadjis stated that they would adapt the plan to meet the <br />requirements of the City. <br /> <br />Junge stated that this project has adequate parking on a stand- <br />alone basis, although it may need some refinement. <br /> <br />Howard was concerned about the service station in the core of the <br />center with 24 hour service, the smell, etc. He didn't want <br />McCaslin Boulevard to become a Wadsworth Boulevard. He was curious <br />about the types of services that will be offered. <br /> <br />Junge explained that they would be like a Federal Express office, <br />Printing, etc. that do not sell goods. They will go through the <br />PUD process. <br /> <br />Sisk felt that the B-O zoning was intended for office buildings to <br />be there, medical buildings with support, not a gas station or a <br />free standing restaurant. He felt the developers wanted the zoning <br />to really be C-C. He felt the Post Office would create a <br />tremendous amount of traffic. <br /> <br />Junge stated concerning the Post Office, that for a 12,000 s.f. <br />facility as a service, by their own statistics, they do not <br />generate more traffic than any other 12,000 s.f. user, because they <br />do the storage and their delivery vehicles leave and come back only <br />one round trip each per day. The peak periods are not at 8:00 a.m. <br />or at 5:00 p.m., which is favorable. <br /> <br />Mayer was concerned about the gas station also. He wondered if the <br />restaurant parking was sufficient. He felt parking and traffic <br />circulation will have to be examined more carefully. He wondered <br />about drainage on this site. <br /> <br />Hadjis stated that there would be detention ponding and a drainage <br />ditch across the south edge of the property, which will be mainly <br />for drainage of some of Homart's ground. <br /> <br />17 <br /> <br /> <br />
