Historic Preservation Commission <br />Meeting Minutes <br />March 21, 2016 <br />Page 2 of 26 <br />Staff Report of Facts and Issues: <br />Lauren Trice presents Staff Report. This is a request to find probable cause for <br />landmark to allow for funding for an historic structure assessment at 944 Grant Avenue. <br />It is located at the corner of Grant Avenue and South Street. <br />HISTORICAL BACKGROUND: <br />This house was built in circa 1909 by the Fabrizio family of Louisville. The Fabrizio <br />family, which was one of Louisville's first Italian families, owned the house until 1952, a <br />period of 44 years. Later, the Dhieux family owned and resided here from 1957 to 1993. <br />ARCHITECTURAL INTEGRITY: <br />The original structure was a simple gable front structure with turned eaves, decorative <br />shingles and large windows. These elements of the structure remain; however, the <br />structure underwent a major renovation in 1994. Based on information from the owners <br />at the time, the remodel included the following: <br />• Adding a gabled addition to the north side. <br />• Adding an addition to the east that continued the existing roofline. <br />• Removing lead paint and repainting. <br />• Moving the "wash house" from the back door to the alley. <br />These well- documented alterations were designed to match with the existing structure <br />making it somewhat difficult to determine where the original structure begins and ends. <br />The additions are predominantly on the rear of the structure leaving the prominent gable <br />front structure clearly visible, especially from the southwest. Although the structure has <br />had major additions, the details and form of the original structure are evident, <br />maintaining a sufficient level of architectural integrity. <br />Staff Recommendations: <br />Staff has found probable cause to believe this application complies with the <br />above criterion by the following: <br />Architectural Significance - Represents a built environment of a group <br />of people in an era of history that is culturally significant to Louisville. <br />The vernacular structure features elements of the Victorian style including turned <br />eaves, decorative gable end and large windows. <br />Social Significance - Exemplifies cultural, political, economic or social <br />heritage of the community. <br />The house was built by and owned by the Fabrizio family, one of the first <br />Italian families in Louisville. <br />Staff recommends finding there is probable cause to believe the building may be eligible <br />for landmarking under the criteria in section 15.36.050 of the LMC, making the property <br />eligible for up to $900 for the cost of a historic structure assessment. HPC may, by <br />motion, approve or deny the finding of probable cause. <br />Commission Questions of Staff- None. <br />Applicant Presentation: <br />Janet Sanders, 944 Grant Avenue, Louisville, CO <br />The house is remarkable. You will notice the outside architecture is preserved, but it is <br />preserved throughout the inside. I have the original hardwood floors from 1908 at the <br />front of the house. I have the original doorknobs. All of the stained glass around the <br />windows is original. I am looking to sell the property and if sold, I would like the new <br />
