Phare was concerned with the one
access to South Boulder Road, which he wanted examined in more
detail.

Mayer wanted effective screening on South Boulder Road. He wanted
2" diameter trees on the ornamentals and 2 1/2" on the shade trees.
He didn't like the monument sign proposed. He wanted the
undeveloped area kept reasonably attractive. He stated that, if a
sidewalk became necessary on Hwy. 42, it was the responsibility of
the applicant to install. All in favor with Sisk and Lathrop being
excused.

CONSIDERATION OF SPECIAL PROVISIONS OF COLONY SQUARE SUBDIVISION
AGP~EMENT

Annette Brand, City Administrator, stated that Colony Square was
approved October 1993. At that time there had been considerable
discussion about Dyer Road being so narrow. To date acquiring the
land to widen the road has not occurred. She commented that the
solution is beyond the scope of the authority of staff and asked
Council to give their direction concerning this matter.

Paul Wood, Planning Director, stated Resolution No. 39, Series
19~.3, was approved in October 1993 consisting of a final
Subdivision Plat approval for 18 acres for Colony Square
Subdivision and PUD approval for Lot 5, Mann Theatres, which
occupies 11.8 acres. The Subdivision Plat showed an existing 60'
ROW for Dyer Road. A 10' additional dedication is proposed by the
Subdivision Plat, including an 8' wide detached sidewalk on the

6
