RESOLUTION NO. 27, SERIES 1994, A FINAL SUBDIVISION PLAT (FILING <br />NO. 2) FOR THE TOWN HOMES AT COAL CREEK. A REPLAT OF LOTS i - 5, <br />BLOCK 7 <br /> <br />Paul Wood, Planning Director, stated that this replat is to correct <br />a construction error that placed the foundation of this building on <br />the property line. He explained that the effect of this replat <br />does not reduce the required building setback from this building to <br />Ridge Place. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Doug Davis, 5815 South Lupin, Littleton, Colorado, President of <br />Club Homes, stated that this does increase the easement on the <br />south side on Ridge Place. It increases the setback of the <br />building by 1.3 feet from the street and reduces the area of common <br />space on the north side by 1.3 feet. <br /> <br />Davidson called for Council comments, questions, or motions. <br /> <br />Sisk moved that Council approve Resolution No. 27, Series 1994, <br />applying to Coal Creek Filing No. 2. Seconded by Howard. Roll <br />call was taken. Motion passed by a 6 - 0 vote with Keany being <br />absent. <br /> <br />RESOLUTION NO. 28, SERIES 1994 - AMENDMENT TO THE CLUB HOMES PUD <br />DEVELOPMENT PLAN <br /> <br />Paul Wood, Planning Director, explained that this is to reduce the <br />patio side yard setback from ten feet to eight feet along the from <br />22' of the patio side yard. The Planning Commission did not <br />support approval of this by a split vote of 2 - 2 at a special <br />meeting on April 14, 1994. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Doug Davis, 5815 South Lupin, Littleton, Colorado, President of <br />Club Homes, did not feel it reduced the grading surface range, or <br />effect the homeowners from a hazard standpoint. He commented that <br />it effected the cantilever section only. This request is for the <br />"Santa Fe" model home, because of the cantilever. <br /> <br />Davidson called for Council comments or questions. <br /> <br />Howard was in favor of giving full Certificates of Occupancy to the <br />"Santa Fe" homes already constructed, but he would not support this <br />for any of the other homes which have not been constructed to <br />correct a previous error. <br /> <br />Lathrop, who was on the Planning Commission when this originally <br />was approved, recalled that the intent of the project was to for a <br /> <br />11 <br /> <br /> <br />
