Motion passed <br />by a 5 - 0 vote with Keany being absent and Sisk being excused. <br /> <br />Davidson called for a five minute break. <br /> <br />BREAK <br /> <br />Council reconvened. <br /> <br />DISCUSSION/DIRECTION - LETTER OF INTEREST TO ANNEX - JAMES AND <br />KATIE MAURER <br /> <br />Paul Wood, Planning Director, stated that the Maurer's are <br />requesting to annex a 1.156 acre parcel located between Coal Creek <br />Ranch Filing No. 4 to the north and Dillon Road to the south, with <br />access frontage on Dillon Road. The propose to plat the parcel for <br />three single-family detached homes with an average lot size of <br />16,000 s.f. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />James Maurer, applicant, felt the major concern was the access. He <br />commented that the Planning Department felt it would be less of a <br />hazard for the access to come off of St. Andrews Lane. <br /> <br />Davidson called for Council questions. <br /> <br />Howard wondered who owned the property needed on St. Andrews Lane. <br /> <br />Maurer stated that the property is a 100' wide gas line easement. <br />Both Martin Exploration Company and West Gas have lines that run <br />under the property. They felt there would not be a problem in <br />crossing that as long as there is about 6' of dirt over the top of <br />the gas lines and gave them the right to dig up the driveway, if <br />they ever needed to. <br /> <br />Howard wanted the access on St. Andrews Lane confirmed by written <br />document. <br /> <br />Lathrop was concerned with the topography of the parcel and where <br />the open space dedication would come from with three houses on the <br />property. He felt the property should be annexed with access off <br />of St. Andrews Lane. <br /> <br />Mayer agreed with Lathrop. He did not like common driveways. <br /> <br />Sisk wondered about the bike path crossing. <br /> <br />Maurer talked with Joanne Dufty, Boulder County, who wanted to have <br />some signage there.
