Lathrop asked to be excused from this Agenda item and the following <br />Agenda item due to a conflict of interest, specifically, Lafayette <br />State Bank, as he is a stockholder. <br /> <br />Davidson excused Lathrop from both Agenda items. <br /> <br />Paul Wood, Planning Director, stated that the final PUD shows a <br />7,500 s.f., one-story daycare center with access from Century Drive <br />via a proposed private road named Century Circle. The revised <br />final documents are in compliance with conditions of the Planning <br />Commission's Resolution No. 11, Series 1994, approved on March 10, <br />1994. The PUD is in compliance with the Gateway Design Guidelines. <br />He commented that the Plat proposes three lots. Outlot A is 40' <br />wide, eventually becoming Century Circle, providing the interior of <br />the subdivision's access and circulation to McCaslin by Century <br />Drive. Planning Commission approval of the Final Plat was <br />conditional upon the applicant providing an access easement through <br />Lot 3 connecting Outlot A to the south property line. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Jim Junge, Planner for the project, 9630 E. Powers Place, Greenwood <br />Village, Colorado, was there to answer any questions. <br /> <br />Mayer wondered what would happen at the end of Century Drive at <br />Homart's property. <br /> <br />Tom Phare, Public Works Director, stated that, as the Homart <br />parcels come in and the roadway is needed, the City would ask <br />Homart to complete construction of roadway up to Centennial <br />Parkway. <br /> <br />Mayer was concerned about the number of parking spaces in case of <br />overflow. <br /> <br />Junge stated that the children are dropped off and picked up. That <br />is what the circular drive is for. They have an over lapping staff <br />of 19 people, but not at one time. They felt 24 spaces is more <br />than adequate for their normal usage with overflow parking <br />available. <br /> <br />Mayer stated that the trees need to be 2" in diameter, rather than <br />the smaller size on the PUD. <br /> <br />Junge was willing to change that. <br /> <br />Mayer wanted a sign that was illuminated from ground lighting. <br /> <br />Junge agreed. <br /> <br />Mayer asked if the developer agreed to pay all current applicable <br />fees. <br /> <br />7 <br /> <br /> <br />
