Davidson moved that Council approve Resolution No. 34, Series 1994, with the condition that the <br />signalization payment be worked out between the developer and staff Seconded by Howard. <br /> <br />Mayer amended the motion that the issue of sufficient parking to serve Hecla Lake be worked out <br />between the developer and staff <br /> <br />Amendment died for lack of a second. <br /> <br />Roll call was taken. Motion passed by a 7 - 0 vote. <br /> <br />Lathrop wanted Council to receive a copy of the completed Resolution No. 34. <br /> <br />RESOLUTION NO. 37, SERIES 1994 - FINAL PUD DEVELOPMENT PLAN FOR THE <br />RIGHT MOVE - COLORADO TECH CENTER <br /> <br />Paul Wood, Planning Director, stated that the proposed use is for a 21,600 s.f. office/warehouse with <br />five mini storage buildings (200-250 storage units) as an accessory use. It is located on Lots 13, 14, <br />and 15, Block 3, of the CTC and zoned Industrial. Planning Commission forwarded the <br />recommendation of approval to Council with a vote of 6 - 0 at their June 14, 1994, meeting. A <br />condition not in the resolution that Planning Commission wanted forwarded was the intent to tie all <br />three legal lots together as one lot, which could not be divided, so the approved drainage plan, which <br />functions to serve all three lots together, so in the future the northern lot, where the self-storage units <br />are, could not be sold off separately, which would damage the function of the approved drainage plan <br />for the three lots. Wood requested, as a condition, that two notes be added to the PUD: <br /> <br />That the three lots be held as one parcel and not to be sold off separately; <br />That all lots are subject to the approved drainage plan filed with and made part of the <br />PUD Final Development Plan. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Peter Heinz, Architect with Boulder Associates, 1539 Pearl Street, Suite 240, Boulder, Colorado <br />80302, stated that they would answer any questions. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Mayer wondered about the security considerations. <br /> <br />Wood stated that the intent of the applicant was to screen the storage with a 12' high bermed <br />landscaped area, with open rod iron fencing parallel to the right-of-way. <br /> <br />Lathrop didn't want barbed wire and the top of the security fencing. <br /> <br />7 <br /> <br /> <br />
