Lot <br />requirements are as follows: <br />A. Lots shall meet all applicable zoning requirements. <br />B. Each lot shall have vehicular access to a public street. <br />C. The maximum depth of all residential lots shall not exceed 21/2 times the width <br />thereof. For all other lots, the depth shall not exceed three times the width. <br />D. The minimum lot frontage, as measured along the front lot lines shall be 50 feet, <br />except for lots abutting a cul-de-sac, in which case such lot frontage may be <br />reduced to 35 feet. <br />E. Double -frontage, reverse -frontage, and reverse -corner lots shall be prohibited <br />except where essential to provide separation from arterial streets or from <br />incompatible land uses. A planting screen easement of at least ten feet in width, <br />across which there shall be no vehicular right of access, may be required along <br />the lot line of lots abutting such traffic artery or other incompatible use. <br />F. Side lot lines shall be substantially at right angles or radial to street lines. <br />G. The minimum average lot area for subdivisions of land within an SF -R zone <br />district shall be 21/2 acres; the minimum average lot size for subdivisions of land <br />within an R -RR zone district shall be five acres. <br />While the Board of Adjustment's action did not grant permission to subdivide the <br />property, it did make the application eligible under criterion A that states the lots must <br />6 <br />
