Wanda Rice, 1524 Kennedy Avenue, Louisville, Colorado, was concerned about the traffic problems
with the east parcel, the height of the buildings, and the total square footage of the office parcel. She
agreed with Mr. Bruce on the western parcel. She pointed out the existing "life estate" had to be
respected throughout this process. She asked that, if this goes to the Planning Commission, the
posting be done with more care than has been done in the past. The high winds tore down the signs
very rapidly.

Davidson called for anyone else wishing to speak.

NONE

Davidson closed the public hearing and called for Council comments or questions.

Lathrop felt this was the best of all of the plans that Morris had done so far for this property. He
wanted the structures on Lots 1 and 2 to be one-story and be limited on the PUD to that.

Mayer had not seen this conceptual plan before this meeting. He felt the land west of McCaslin
should remain RR-R. He suggested approving the zoning and refer the zoning back to the Planning
Commission.

Howard had not seen this conceptual plan before this meeting and had not had time to study it. He
felt the Planning Commission needed to see it before a zoning change is made.

Keany had seen a rough sketch of the conceptual plan a month ago. He did not feel Council should
make a zoning decision on this until it had gone back to the Planning Commission. He felt Council
could approve the annexation and refer it back to the Planning Commission with a recommendation
for the appropriate zoning and Council's comments on the conceptual plan.

Morris stated that he did not want to be annexed without the desired zoning.

Levihn also had not seen the conceptual plan prior to this meeting, which disturbed him, as there was
no time to study it.

Morris suggested continuing this request for annexation and zoning until Council had a chance to
review the conceptual plan.

Davidson asked what zoning Planning Commission had previously recommended.

Kernkamp stated the recommendation was for RR-R, allowing one unit per five acres, with one acre
lot size, so they may be clustered.

Davidson felt it should be sent back to the Planning Commission with Council's comments with this
new plan or annexing it now and determining the zoning after that.
