allow continuation of the two units on the property, five acres
total, and the upgrade of the mobile home, which we would regulate
under our construction codes. Planning Commission did review the
annexation request and did recommend approval of the annexation and
the rural residential zoning. This resolution initiates the
action, the two subsequent ordinances initiate the annexation and
the zoning. Council will get these back on April 7, 1992 for
public hearing.

Davidson called for Council comments or questions.

Mayer:

My understanding of the Louisville
Code, "R" zoning would allow lots of
up to 20,000 sq. ft., which would
allow 10 to 11 residential lots on
the property. Most of the area
around there is slated for
industrial. Council could go with
an Agricultural zoning with a
special waiver for the mobile home.

Franklin:

Sisk:

As presented, the Rural Residential
was the most direct line to the two
homes in question. The Agricultural
is a single family home on five
acres, which would require special
dispensation for the mobile home.
We took the most direct path which
would not require industrial zoning.

The County denied the permit on the
mobile home. What was the basis for
that?

Franklin:

Sisk:

Not enough land per their standards
to support two single family homes.

If the application is approved, the
applicants are not requesting water
or sewer service. Is that correct?
Are you satisfied that they have
adequate water and sewer, if in fact
the County has denied that request?

Franklin:

Yes. In checking with the County,
it was denied strictly on the basis
of acreage.

Hornbostel:

If we did have to provide them
water, is there something close, so
it wouldn't be a problem?

16
