When an applicant goes <br />through the application process a <br />number of surveys have already been <br />done. Demographics have been gone <br />through very thoroughly, both in <br />terms of owner occupied, tenant <br />occupied, and existing retail <br />usages. It's unlikely that after <br />that kind of research has been <br />conducted that there wouldn't be a <br />need for a particular type of an <br />outlet and tenant mix in a <br />neighborhood. However, it does <br />happen. When it has happened, it's <br />in older established neighborhoods <br />where there isn't the growth and <br />increase in traffic like we see <br />here. <br /> <br />When an irate liquor store owner <br />finds out another liquor store is <br />possibly coming to town and calls <br />you up and asks you to do a survey, <br />how many times have you done those <br />surveys? <br /> <br />We've probably done 50 or 60 of <br /> <br />24 <br /> <br /> <br />
