Motion passed by a <br />7-0 vote. <br /> <br />RESOLUTION NO. 35, SERIES 1992 - COAL CREEK RANCH FILING NO. 4 - <br />FINAL PUD DEVELOPMENT PLAN AND FINAL SUBDIVISION PLAT <br /> <br />John Franklin, Director of Community Development, explained that <br />before Council was a request for approval for a final PUD <br />Development Plan and final Subdivision Plat entitle Coal Creek <br />Ranch Filing No. 4. The applicant is Coal Creek Associates, who <br />was represented at the meeting by Chuck Bellock and other <br />associates. The property is located within the Coal Creek Ranch <br />Planned Community zoned District. This particular site is just <br />south of the Golf Course, surrounded on the south and the west by <br />Dillon Road. The request is for development of 125 single family <br />detached lots of various sizes. The project area is for <br />approximately 44 acres. This is the final phase of development <br />within the Coal Creek Ranch project. The Planning Commission did <br />hold a Public Hearing on the final Plat and did recommend approval. <br />The Planning Commission had nine performance conditions, which are <br />attached to the Planning Commission Resolution for Council to <br />review. In 1988, there <br />was an overall PUD that was <br />approved. We've looked at several <br />alternatives to improve that PUD. <br />The plan before Council is the <br />result of improvement to the basic <br />PUD plan. We've improved the street <br />access and eliminated some of the <br /> <br /> <br />
