cul-de-sacs in the original layout. <br />We've improved some of the lot <br />layouts to eliminate some of the <br />flag lot scenarios that were in the <br />original PUD. We improved some of <br />the utility and drainage corridors <br />and worked with Public Works to make <br />sure that all of our facilities will <br />integrate with the Golf Course <br />facilities. We have improved an <br />emergency access and worked with the <br />Fire District and West Gas Company <br />to provide a better emergency <br />access, which shortens up the <br />distance for the emergency access <br />from the original PUD plan. During <br />the Planning Commission and Public <br />Hearing process we worked on several <br />issues with the gas companies on the <br />compressor stations, as far as noise <br />abatement, any potential for impact <br />on the gas lines and so forth. We <br />had also worked out an access to the <br />Mauer property, which is bounded by <br />Dillon Road and the Coal Creek <br />Development. We had an access to <br />this property within this <br />development, which would eliminate <br />the need for an access on Dillon <br />Road. This parcel contains a large <br />portion of the Coal Creek/Rock Creek <br />Trail corridor. Through the <br />subdivision itself this will be a 10 <br />ft. wide concrete path, which goes <br />along Augusta Drive all the way <br />through to the Open Space area, back <br />out through and under Dillon Road. <br />As part of the original annexation, <br />the developer is required to build <br />portions of this trial within the <br />annexed area. On the original PUD <br />there were 24 ft. wide streets with <br />30 ft. wide right-of-ways. There <br />was concern from Public Works and <br />the Planning Commission that it <br />wouldn't provide adequate parking. <br />We worked out a compromise on the <br />streets for Augusta Drive to be 28 <br />ft. wide with a 40 ft. right-of-way, <br />this would accommodate the 10 ft. <br />wide trail plus would provide two <br />through lanes and parking on one <br /> <br />10 <br /> <br /> <br />
